The New Demolition Process

With the price of land skyrocketing lots are not becoming more valuable than the buildings that sit on them. The three and four-story buildings of 1975 are being torn down in favor of new 20-story structures that can make the owners more money even with the price of the land high. Even in residential neighborhoods smaller homes are being demolished in favor of larger dwellings.

With almost 25% of all landfill waste being generated by the demolition of buildings there are new laws requiring buildings to be "deconstructed" rather than being knocked down by the stereotypical wrecking ball. So instead of running a tracked bulldozer through a home and trucking off the rubble there is now a more orderly demolition practice. This means that the asphalt shingles are taken off for use in the pavement industry and inert items like glass and broken brick can be used for large construction lot fill. The metal, of course, is recycled. In the renovation business there is a demand for old, period materials for homes that have to replace damaged pieces but want authentic articles. Stained glass windows, solid wood mantles and staircases and hardwood floors are being taken up piece by piece and resold.

Another reason for careful demolition practices is to separate out the toxic materials. Thousands of fluorescent tubes taken from buildings used to be smashed but now are trucked to a plant which separates the dangerous mercury vapor, glass, ceramic ends and metals connectors. Asbestos is also a problem and must be taken out by specialized crews who have the experience to handle it properly.

Many state governments are deadlocked trying to find new sites for landfills. No one wants a garbage facility in his or her area so finding a place to put garbage will get harder every year. This is why many of these governments are putting new laws into place which will require builders to recycle everything from wood ends to mortar droppings. In fact many require that more than 75% of these inert items be diverted from landfills.
